Detailed Scope of Service |
|
A. Schematic Design Phase |
|
|
1. |
Consult with Architect and Owner's representative to review project and establish design criteria project. |
|
2. |
Conduct analysis and study the anticipated traffic flow of the project based on experience with projects of similar nature. |
|
3. |
Provide reports recommending type, capacity, speed, operation and arrangement of vertical transportation systems required to handle the anticipated traffic and, if applicable, present design alternative systems for further study and discussion. |
|
4. |
Provide sketches of design alternative systems and data sufficient to establish space requirements. |
|
5. |
Attend necessary conferences to present design alternatives to Architect and Owner's representative. |
|
|
|
B. Design Development Phase |
|
|
1. |
Upon approval of the Schematic Design Phase, provide CADD generatedspace requirement sketches to focus on the systems selected for the project. |
|
2. |
Provide information required by electrical, mechanical and structural engineers to assist with the design of related facilities. |
|
3. |
Provide outline specifications describing the system selected in sufficient detail so that all aspects of the transportation system can be studied and resolved prior to preparation of contract documents. |
|
4. |
Establish budget costs for all vertical transportation systems of the project. |
|
|
|
C. Construction Document Phase |
|
|
1. |
Review Architect's working drawings related to vertical transportation core areas and details. Provide information and assistance to coordinate dimensions and related facilities. |
|
2. |
Establish with the Architect the design and detail of cars, entrances and operating fixtures, all considerations of the life safety program and other details which will be covered in the specifications. |
|
3. |
If communication and operating systems are to be monitored or, if there are special security requirements, provide information needed to coordinate these systems with the basic intercommunicating and monitoring systems. |
|
4. |
Provide detailed performance type bidding specifications suitable for obtaining bids from qualified companies and prepared to Architect's format. The specifications will incorporate all features previously outlined and will include the highest applicable standards of operating and dispatching. Possible economies by use of pre-engineered units will be considered, if applicable. |

|
D. Bidding Phase |
|
|
1. |
Assist with any questions which may arise during the bidding processpertaining to the Contract Documents. |
|
2. |
Assist in preparation of bulletin or addendum documents. |
|
3. |
Analyze the elevator bids and provide a written report and recommendation of contract award. |
|
|
|
E. Construction and Contract Administration |
|
|
1. |
Review elevator contractor's submittals such as shop drawings, product data and other submissions for the purpose of checking for conformance with the design concept expressed in the contract documents. Comments for appropriate action will be made and then returned to the Architect for final action. |
|
2. |
Make periodic site visits to become generally familiar with the progress and quality of the work completed to date. Determine, in general, if the work is being performed in a manner indicating that the work, when completed, will be in accordance with the contract documents. Provide itemized punch-list after each visit. |
|
3. |
Make a final site visit upon completion to check performance standards and conduct tests to determine if the vertical transportation equipment complies with the contract performance requirements. Provide final acceptance report and itemized punch-list. |

|
|
Insurance and Liability |
|
|
1. |
For the term of the agreement, consultant shall maintain statutory workmen's compensation insurance coverage, comprehensive general liability insurance coverage with bodily injury limits and property damage limits of $1,000,000 each occurrence and in the aggregate. |
|
2. |
Client agrees that to the fullest extent permitted by law, desig professional's total liability to Owner/Client to any and all injuries, claims, losses, expenses, damages or claims expenses arising out of this agreement from any cause or causes, shall not exceed the total amount of $1,000,000. Such causes include but are not limited to design professional's negligence, errors, omissions, strict liability, breach of contract or breach of warranty. |

Provide Certificates of Insurance evidencing such. |
